The CRI partnership program serves the sophisticated/accredited investor looking to leverage efforts with other like-minded partners or to diversify capital across multiple commercial real estate investments. This allows the investor/partner to join forces with CRI in asset acquisition.

Deal Structure

A myriad of creative deal structure vehicles exist to “custom fit” any real estate investor type. Here are a few investor/partner types we cater to.

The passive investor/partner: This professional will have a set of investing criteria, make a purchase, then “sit and forget”: let the property cash flow and forget about it. This investor/partner is decisive and views real estate investing similar to stock or bond investing and wants capital appreciation and cash flow, but has no interest in management or operational concerns. This partner/investor may be well suited for a preferred equity return where ownership consists of a fixed return on the capital invested plus and “equity kicker” upon sale of the real estate investment.

The “Hands On” investor/partner: This partner wants a voice in the operation/management and has previously owned commercial real estate. A straight equity investment will probably serve this type most effectively. For a partner wanting maximum control and possibly even sole management responsibilities of a project, a land lease may be desirable. In this situation, CRI will take ownership of the land and the partner/investor takes ownership of the improvements that are fixed on the land. The investor/partner and CRI will then jointly negotiate a long-term lease agreement on the land. This method has significant tax benefits from a depreciation standpoint that may prove extremely beneficial to the investor/partner. While the land lease option may be a more sophisticated investment technique, the land lease is structured in accordance with the lender’s requirements.*


*Note: The hands-on investor desiring more control must demonstrate previous experience with similar real property assets and have certain liquidity requirements.

CRI caters to all investor/partner types. With CRI retaining an equity position in each transaction, and with so few “moving parts” (i.e. 1-2 investors maximum per transaction), success is obtained by investor/partner investing criteria, evolving into performance and results.

The Bottom Line
A radical departure from the real estate establishment is CRI's modus operandi. The average investor enters the acquisition playing field and may meekly give out their investing criteria to brokers and the like. The resulting avalanche of “deals” will be whatever listings the broker has on hand or a prepackaged deal from a salesperson. This bombardment typically overwhelms even the most seasoned investor and usually results with the investor leaving the field of play empty-handed. For the passive investor that has been kicked in the shorts investing in the stock market, whipsawed in the commodity arena, or sandbagged by unrealistic real estate proformas, CRI will help you secure a commercial real estate investment in an orderly fashion and partner with you to achieve your objectives. For the “hands-on” investor desiring larger properties, whom may have been previously stuck in a limited partnership role with no rights (except how to transfer your illiquid unit when you die!), you are in desperate need of creative deal structure, which is CRI’s cornerstone of success. CRI shares control of the asset with the investor/partner.

In summary, a streamlined approach, an efficient filter on both sides of the “deal pipeline” ensures that each investor/partner is individually catered to.
