Benefits to Key Principals (KP's)Most larger commercial real estate loans are non-recourse instruments*. In consideration for executing a loan as a KP, a free equity position is granted, ranging from 5% to 10% ownership in the real estate investment. The KP is not limited to this ownership position; additional ownership can be purchased in a property. Varying levels of control can be shared with the KP from an operational standpoint. To be considered for the KP capacity, this partner must demonstrate adequate financial strength and liquidity acceptable to CRI's institutional lenders.* There are only a few exceptions to the non-recourse nature of commercial loans. These exceptions would be environmental infractions i.e. storing hazardous materials on site, not paying property taxes or the mortgage or allowing property insurance to lapse.
